It is Florida Law that you register with Excel Florida prior to occupying your holiday home. You can do this either by coming to our office to register in person or online by using the CUSTOMER PORTAL.
DAMAGE WAIVER – SECURITY DEPOSIT
In order to complete the process you will need to purchase the non – refundable $75 damage waiver which insures you against any accidental damages to the property.
The damage waiver covers you for inadvertent damages or breakages to the property and contents up to $1000. However should any damages occur that are not covered under the Damage Waiver you will be contacted for payment.
Coverage includes the following:
- Accidental breakages to crockery, glasses, furniture and lamps
- Removable stains on carpets due to spilt beverages or food
- Broken windows and accidental damage to pool screens
- Blocked toilets and waste disposal
Excel Florida will provide photographic evidence and an official statement to validate any charges that you will be responsible for. Such charges include, but are not limited to the following items below:
DAMAGES
Deliberate damage or breakages to the contents or property – repair and /or replacement cost will be charged.
NO SMOKING
All Excel accommodation is non-smoking. Smoking in the villa will result in a $250 fine being charged to your credit card. Please smoke outside.
EXCESSIVE GARBAGE
You may leave up to three sealed bags of garbage, but this must include contents the cleaner may be required to remove from the kitchen. If you leave excess of this amount you may be charged $35.00. Please consult the information book in your accommodation for rubbish,recycling days and any rules or restrictions related to rubbish removal.
PET FEE
There are no pets allowed in Excel accommodation. If you bring a pet to the accommodation a $500 fine will charged.
LATE CHECK OUT
If you fail to vacate the accommodation by the stated check out time of 10AM you will be charged a minimum of $50 fee.
Late check out and early check in may be available please contact the local office directly.
Please note this is normally not available in high season and during the holidays.
CHECK IN TIME = 4PM
CHECK OUT TIME = 10AM
LOCK OUT / LOST KEYS
You will be responsible for the cost of locksmith if you lock yourself out of the accommodation which is approx. $100. Failure to return the keys at the end of your stay could result in a $50 charge.
We recommend if you have hard keys and a lock box to leave them in the box as you exit the home to avoid loss while you are out and about enjoying your holiday.

I understand that using the wi-fi / internet is at my own risk. We cannot control the sites that you or anyone in your party use, so any risk associated with the use of the wi-fi / internet are solely at the users risk and responsibility.
NOISE
Many of the homes are located in residential communities. By registering with Excel you are agreeing to keep noise to a minimum before 7am and after 10pm. No loud pool play.
POOL SAFETY
There are no life guards on the private pools. Parents must supervise children at all times while in the pool area. No diving or glass in pool area. Please ensure that doors are closed and child safety fences – where available – are used. In the absence of a pool safety fence you must use the pool door alarm. If the alarm is not operational please notify Excel immediately.
CARPETS AND COUNTER TOPS
You must not use any bleach products on or near the carpets. You must not put any hot pans on the counter tops.
INCIDENTAL DAMAGE
Should incidental damage occur please notify Excel to enable the repair or replacement of damaged item.
